Demand for housing

HOUSE IN ANGEL ISLINGTON

There is an extremely high demand for housing of all types, sizes and tenures across Islington. There is a particular short fall in the amount of affordable housing as increased demand in the borough has pushed prices up significantly. The private housing market remains buoyant reflecting the national and regional trend with an average priced flat costing £228,531 (Land Registry 2002). Rents in the private sector are also comparatively high; between 1999 and 2002 average weekly market rents have risen.

The difference between social housing rents and private sector rents, combined with the average priced flat of over £220,000 creates an obvious gap in the local market between social renting and the market price for housing, the gap into which low and moderate earners such as key workers fall.
